14 Ways to Get More Real Estate Listings

Want to Get More Real Estate Listings? Listings are the key to your success in the real estate business.   The old saying “List to Last” has remained true, no matter what kind of real estate market we are in. In our current real estate market (low inventory + rising home prices), many home owners would like to sell, but are holding out for top dollar.  The challenge with this strategy is that they aren’t in the real estate business and don’t realize when home prices are leveling off or even showing signs of decline. As an agent, this is the perfect time for you to go out and educate sellers and get as many listings as you can! When you are determined to get more real estate listings, there are four areas you can focus on and dozens of ways to connect with potential home sellers.  Below we’ve highlighted 14 ways to find those home sellers and get connected.  Yes, you’ll find that several are ideas that you heard before, but before you dismiss them, give it a TRY.   >> Here are 14 ways to get MORE real estate listings: YOUR SPHERE (Friends, Family, Past Clients, Local Connections) Yes, you could potentially list the homes of the people in your sphere of influence, but more importantly, you need to connect with them on a regular basis and ask them who they know that might be selling their home this year. You can accomplish this in several ways: 1 :: Just pick up the phone! If you have 120 people in your sphere, call 10 each month. 2 :: Send a monthly...

How to Get the BEST Photos of Your Listings

3 Tips to Get the BEST Photos of Your Listings If you want to get the best photos of your listings, the first place to start (and one that we highly recommend)  is hiring professional real estate photographer.  Usually photographers cost between $75 and $150, but may go as high as $400 for luxury homes and/or aerial shots.  If you aren’t planning on doing any other paid marketing for your listing, this is the one thing you should absolutely do for your client. Assuming that you are already using a real estate photographer for your listings, what else can you do to make sure the home photos look fabulous? #1 :: Get that blue sky in your listing photos! Having a blue sky on the front exterior photo really makes your photo stand out from the crowd, especially when buyers are searching for homes online.  If it isn’t the nicest day outside, ask your photographer to Photoshop a blue sky into the photo (usually they will!).  If the photographer won’t or can’t, you can go to PicMonkey.com and overlay a blue sky into the photo.  It’s not ideal, but it works. #2 :: Add photos of the neighborhood It’s also a big plus to give potential buyers an idea of what the community looks like, because many of today’s buyers feel that the neighborhood is just as important as the home they are buying.  If there is a neighborhood park or pool, include a photo in your marketing.  If there are annual events or festivals, snap a photo.  Also restaurants, coffee shops and even dog parks are a great way to entice the...

Create a Powerful Listing Presentation

Want to Impress Your Sellers with a Powerful Listing Presentation? Darryl Baskin with eXp Realty just did a fantastic job presenting at today’s class titled, “Building a Persuasive Listing Consultation.”   During the meeting, he reminds us that it is not so important that your presentation looks “fancy” but that you’ve created a presentation that is going to appeal to multiple personality types, based on the DISC Profile.   Many sellers are either analytical and want to understand every step of the process or they just want you to net it out with the basics.  Others are more emotional, so you have to take all of that into consideration when presenting your services and sharing the current market conditions. This listing presentation video is chock full of some valuable information and tips for real estate professionals, so but sure to tune in! . . A few more things to consider when creating your real estate listing presentation: Darryl also feels that it critical to find out what is important to the seller by asking questions like “How was your last experience when selling a home?” and “What is most important to you as we enter into the listing process?”.  When you can get them to open up, you can tailor the presentation to the homeowners needs. He also thinks that it’s important to integrate “FORD” into your presentation:  F – Family, O – Occupation, R – Recreation and D – Dreams We also recommend adding at least one or two things that separate you from other agents.  For example, you may be the president of the neighborhood association, have your own radio show or have an advanced degree in...

Real Estate Farming Tips and Strategies with Ian Marshall

Want the latest real estate farming tips and strategies? Almost every successful real estate agent or team will tell you that farming is critical to their businesses.  “Farming” is so much more than just sending out a few postcards or letters to your neighborhood every few months.  There are steps you need to take in order to define your geographic farm and then to build a consistent marketing plan and then finding new ways to become a part of the community. Develop your farming marketing strategy — are you going to send 5 or 20 mailers a year?  How can you make the content relevant to the neighborhood?  Are you going to volunteer or sponsor neighborhood activities?  What can you do to make a difference (and an impact)? Tracking your success – It is important to be committed to your farming “adventure” for at least 18 months and to track the success and adjust your marketing plan accordingly....
