3 Important Questions You Should Ask Every Buyer You’ve heard the old cliché that buyers are liars, right? It’s so well-known it was #1 on Inman News’ list of the top 50 real estate one-liners! As a Realtor, there is nothing more frustrating than showing multiple homes to potential home buyers only to have them put the search on hold, decide to continue renting, only want to make “lowball” offers, or even worse — buy a home through another real estate agent. Agents… Have you Googled yourself lately? If you’re a Realtor or broker and haven’t googled yourself on the search engines, you definitely should because there is a HIGH probability that potential buyer and seller clients are! According to Glassdoor, more than 80% of employers will google you and a recent study by the Board of REALTORS® reports that at least 60% of consumers will Google real estate agents in order to learn more about them. This percentage is sure to grow as more and more Millennials enter the real estate market (they LOVE to google!). Think about it.  Potential real estate clients will hear about you from a listing sign, a friend from work, an open house, etc.  Before contacting you or agreeing to work with you, they want to learn more about who you really are.  Typically, potential clients are googling you to find out: How experienced are you? Do you work in the areas they are living or interested in? Who are you?  (i.e. your character and personality) What do your past clients have to say about their experience working with you? Do you look professional and/or like someone they would feel comfortable working with? Are you tech savvy with a professional website? Many potential home sellers look at your current listings, number of listings and how you market your properties   How to look your best on Google First, be consistent.   Use the same name on every profile you create.  So if your name is Jennifer Smith, don’t call yourself “Jen Smith” on one website and “Jenny Walker-Smith” on another.  Stick with one.  The same is true with your brokerage name....

Real estate videos are all the rage right now, but many agents aren’t quite sure how to get started and/or don’t have the budget for expensive video equipment. We have a simple, cost effective solution for you! In the “how to” videos below (less than 12 minutes combined) you will learn how to create a simple listing video (without a camera), using the Animoto tool.  Animoto.com allows you to create an animated slideshow using all of your listing photos, along with the ability to add text, a call to action and music. How to Get the BEST Photos of Your Listings

3 Tips to Get the BEST Photos of Your Listings If you want to get the best photos of your listings, the first place to start (and one that we highly recommend)  is hiring professional real estate photographer.  Usually photographers cost between $75 and $150, but may go as high as $400 for luxury homes and/or aerial shots.  If you aren’t planning on doing any other paid marketing for your listing, this is the one thing you should absolutely do for your client. Assuming that you are already using a real estate photographer for your listings, what else can you do to make sure the home photos look fabulous? #1 :: Get that blue sky in your listing photos! Having a blue sky on the front exterior photo really makes your photo stand out from the crowd, especially when buyers are searching for homes online.  If it isn’t the nicest day outside, ask your photographer to Photoshop a blue sky into the photo (usually they will!).  If the photographer won’t or can’t, you can go to PicMonkey.com and overlay a blue sky into the photo.  It’s not ideal, but it works. #2 :: Add photos of the neighborhood It’s also a big plus to give potential buyers an idea of what the community looks like, because many of today’s buyers feel that the neighborhood is just as important as the home they are buying.  If there is a neighborhood park or pool, include a photo in your marketing.  If there are annual events or festivals, snap a photo.  Also restaurants, coffee shops and even dog parks are a great way to entice the...

Protect Your Client & Yourself – Understand Real Estate Disclosure Laws

Do you know what you can or should disclose to potential buyers? Every state has different disclosure laws when it comes to listing and selling a home.  Most states require that the seller and the listing agent disclose any “material facts” to the potential buyers, which could include a leaky roof, defective furnace, or issues with the foundation.  But there are other issues that you may have to disclose that aren’t related to the structure of the home.  For example: If someone dies in the home, California sellers must reveal to potential buyers if a death has occurred anytime in the past three years,  In Alaska and South Dakota, only suicides or murders in the home must be disclosed if they happened within the past year. Every state varies on this issue, so check with your real estate commission and contracts. What if there are lots of noise, smalls or even airports nearby?  In North Carolina sellers must  disclose noises, odors, smoke or other nuisances from commercial or industrial areas that may affect the property. Michigan requires sellers to disclose farms, landfills, airports and other nuisances in the vicinity. What about sex offenders in the neighborhood? Megan’s Law is a Federal Law requiring a public registry of known sex offenders, was enacted in 1996. According to Realtor.com, “Implementation was delegated to the states, including the issue of whether real estate licensees have a duty to disclose information concerning sex offenders.
