December is one of those months when there’s practically no shortage of things to talk about on social media.
Between holiday decorations, Christmas traditions, local events, neighborhood light displays, winter home maintenance, and New Year’s plans, there are so many opportunities to connect with your audience without constantly talking about buying and selling houses.
And after more than 20 years in real estate, I’ve learned that December is definitely not the month to disappear from social media.
Yes, the market may slow down in some areas. People are traveling, shopping, entertaining, and spending time with family. But some buyers and sellers are still making moves, and plenty of homeowners are already thinking about what they want to do in the new year.
The work you do in December can help generate referrals, strengthen relationships, and position you for a successful January.
And here’s the good news: You don’t need to spend hours creating content.
I’ve put together 25 ready-to-use December social media posts for Realtors, including holiday content, homeowner tips, engagement questions, and real estate marketing ideas.
Simply copy, personalize, and post!

December Social Media Strategy Tip for Realtors
December is a great month to make your social media feel a little more personal.
People are busy. They’re shopping, traveling, hosting, wrapping presents, and trying to get everything done before the end of the year. They’re probably not scrolling Instagram hoping to see another mortgage-rate update.
But they might stop for a beautiful neighborhood light display, a funny holiday Reel, a local shopping recommendation, or a question about their favorite Christmas movie.
My recommendation? Make about two-thirds of your December content personal, seasonal, or community-focused, and use the remaining posts to share helpful real estate advice.
You’ll stay visible without overwhelming your audience with sales messages. And when January rolls around, you’ll already have a head start.
5 Easy December Reel Ideas for Realtors
You don’t need elaborate equipment or hours of editing to create engaging holiday Reels. Here are five simple ideas you can film with your phone.
1. POV: You’re a Realtor in December
Video: Quick clips of your coffee, laptop, holiday shopping, showings, and wrapping presents.
Text Overlay: “POV: You’re a Realtor in December.”
Caption: “Trying to balance client calls, holiday shopping, showings, and remembering to buy wrapping paper. 😂🎄”
2. Three Things to Do If You Want to Sell Next Year
Video: Talk directly to the camera or film yourself walking through a home.
Text Overlay: “Selling Next Year? Do These 3 Things NOW.”
Caption: “Thinking about selling next year? Start by understanding your home’s current value, tackling small repairs, and talking with a local agent about your timeline. A little preparation now can make a big difference later!”
3. Things Buyers Notice During December Showings
Video: Film fireplaces, kitchens, living rooms, mudrooms, and entryways.
Text Overlay: “Things Buyers Suddenly Notice in December.”
Caption: “Where the Christmas tree goes. Whether there’s enough room for holiday guests. How much natural light comes in. And whether there’s a garage so you don’t have to scrape ice off the windshield. 😂”
4. Come With Me on a Holiday Home Tour
Video: Film a beautifully decorated entryway, cozy living room, fireplace, and exterior.
Text Overlay: “Come With Me on a December Home Tour.”

5. Things Realtors Want for Christmas
Video: Film yourself pointing to text on the screen or create a quick slideshow.

10 December Instagram Story Ideas for Realtors
Instagram and Facebook Stories are perfect for quick engagement, especially during the busy holiday season. Here are ten easy prompts you can turn into polls, questions, or simple photo posts:
- 🎄 Real tree or artificial tree?
- ☕ Hot chocolate or peppermint mocha?
- 🎁 Finish shopping early or Christmas Eve panic?
- ✨ White lights or colorful lights?
- 🍪 Gingerbread or sugar cookies?
- 🏡 Hosting the holidays or traveling?
- 🎬 Favorite Christmas movie?
- 🎅 When do you take down your decorations?
- 🛍️ Favorite local shop for holiday gifts?
- 🏡 What’s one thing you’d love to change about your home next year?
Quick tip: Use Instagram’s poll and question stickers to encourage responses. These are easy ways to start conversations without creating elaborate graphics.
Give Your Local Businesses Some Extra Love This December
One of the easiest ways to create meaningful December content is to highlight local businesses…. and I don’t mean simply sharing a generic “Shop Local” graphic.
Actually visit the businesses you love.
Stop by a neighborhood coffee shop and photograph your favorite holiday drink. Share a picture of a beautifully decorated storefront. Recommend a local bakery that’s making amazing Christmas cookies. Or create a short Reel featuring three locally owned shops where people can find last-minute gifts.
These posts do more than fill your content calendar.
They remind people that you know your community. They give your followers useful recommendations. And when you tag the businesses you feature, they may share your content with their own followers.
It’s a simple way to build relationships and reach more people without constantly promoting yourself.

Why December Social Media Matters for Real Estate Agents
After more than 20 years in real estate, I’ve seen plenty of agents slow down their marketing once December arrives.
And I understand why. The holidays are busy, the market can feel quieter, and sometimes it’s tempting to put everything on hold until January.
But I’ve always believed that the work you do in December can have a tremendous impact on how you start the new year.
Think about it.
Past clients are gathering with friends and family. Conversations about homes, neighborhoods, and future plans naturally come up. Some homeowners are thinking about selling next spring. Others are realizing they need more space, want to downsize, or are ready for a different lifestyle. And some buyers and sellers are still actively making moves before the end of the year.
You don’t have to be overly promotional to stay connected with these people.
Share a few holiday traditions. Highlight your favorite local businesses. Offer some helpful homeowner advice. Post a funny Reel. Let people see a little of your personality.
Then, when someone starts seriously thinking about buying or selling in January, you’ll already be familiar to them.
And that’s exactly where you want to be.
